This dynamic luxury hotel group is seeking a Director of Finance – Condo Division for their corporate office in Honolulu, HI. This hands-on role oversees all financial operations, provides strategic insights to leadership, and ensures accuracy, compliance, and profitability. The ideal candidate brings both analytical skill and business acumen and is confident in presenting financials to ownership, asset managers, and shareholders with an understanding of Hawaii Condominium Regulations.

Director of Finance Responsibilities:

Oversee lease reviews, escalation true-ups, and expense allocations for Hawaii condominium associations.
Ensure compliance with HRS Chapter 514B and all applicable Hawaii condominium regulations.
Prepare and review accurate financial statements in accordance with GAAP and Hawaii association requirements.
Drive improved profit margins through financial analysis, cost controls, and operational insights.
Ensure timely and accurate owner billing, assessments, and reconciliations.
Review condominium budgets, reserve funding plans, and cash flow projections.
Collaborate with the Vice President of Condo Division and Vice President of Operations on strategic and operational initiatives.
Support annual budget cycles, audits, and reserve studies in compliance with Hawaii regulations.

Director of Finance Qualifications:

Extensive experience in accounting, finance, or property management, preferably with condominium or HOA entities.
Proven experience preparing and reviewing financial statements, budgets, forecasts, and reserve studies.
Demonstrated ability to improve profitability and manage operational costs.
Experience collaborating with boards, general managers, and executive leadership.
Strong analytical, organizational, and problem-solving skills.
