Director of Development Responsibilities Include But Are Not Limited To:

  • Partnering with Real Estate leadership to evaluate new sites and determine development feasibility.
  • Managing projects from initial site due diligence through entitlements, permitting, and delivery to construction.
  • Building and managing complete project budgets from acquisition through certificate of occupancy.
  • Leading consultant selection, contract negotiations, and performance management across multiple projects.
  • Coordinating architectural, engineering, design, and franchise approval processes.
  • Leading municipal approvals, including zoning applications, planning board hearings, and permitting processes.
  • Managing project schedules, budgets, risks, and critical milestones across multiple active developments.
  • Partnering cross-functionally with Construction, Operations, Finance, and executive leadership to ensure successful project execution.
  • Providing regular development updates, project reporting, and portfolio visibility to leadership.

Director of Development Qualifications Include:

  • Hold a Bachelor's Degree in Civil Engineering, Architecture, Construction Management, Urban Planning, Real Estate Development, or related field.
  • Possess a minimum of 8–10 years of progressive development experience with at least 5 years leading entitlement and pre-construction efforts for retail, restaurant, or multi-unit development projects.
  • Demonstrated experience managing multiple projects simultaneously across complex development pipelines.
  • Strong understanding of municipal entitlement processes, zoning requirements, permitting, and development approvals.
  • Proven ability to build and manage project budgets while maintaining schedule discipline.
  • Strong communication skills with the ability to collaborate effectively with consultants, municipalities, franchise partners, landlords, and executive leadership.
  • Experience with QSR, franchise, retail, or multi-unit development strongly preferred.
  • Professional licenses or credentials, including PE, AIA, or AICP, are a plus.
