Position Overview
A leading construction management firm is seeking an experienced Project Manager to support and manage healthcare construction projects throughout the New York City area.
This role is responsible for overseeing project execution, subcontractor management, procurement, quality control, scheduling, change management, and project closeout. The ideal candidate will have experience working in healthcare environments and possess a strong understanding of NYC construction regulations, safety requirements, and stakeholder management.
The successful candidate will partner closely with Superintendents, Project Executives, clients, consultants, and specialty trade partners to ensure projects are delivered safely, on schedule, within budget, and to the highest quality standards.
Key Responsibilities
Project Leadership & Execution
- Manage assigned phases of healthcare construction projects from preconstruction through closeout.
- Lead project coordination efforts with internal teams, clients, consultants, and specialty partners.
- Manage and mentor direct reports while supporting professional development and accountability.
- Promote and support an Incident and Injury Free (IIF) culture throughout project execution.
- Participate in and lead IIF Committee meetings as required.
Contract & Procurement Management
- Review and understand owner contracts and specialty partner agreements.
- Manage procurement activities including bid leveling, subcontractor evaluations, buyout meetings, and contract negotiations.
- Draft and review Exhibit A scopes of work.
- Review trade-specific insurance enrollments and compliance documentation.
Quality & Safety Management
- Review and understand site-specific safety plans and logistics plans.
- Partner with field leadership to ensure compliance with OSHA, DOB, FDNY, and project-specific safety requirements.
- Conduct and document quality inspections and DBO2 reviews.
- Oversee QA/QC processes for assigned trades and scopes of work.
Scheduling & Coordination
- Review and navigate project schedules and identify potential impacts or delays.
- Develop scope-specific schedules for integration into the master project schedule.
- Collaborate with Superintendents to develop logistics plans and sequencing strategies.
- Escalate schedule concerns and recommend corrective actions as needed.
Submittals, RFIs & Change Management
- Manage the submittal process through constructability review and RFI development.
- Review and coordinate project documentation to support timely decision-making.
- Manage change orders from initiation through execution, including communication with internal and external stakeholders.
- Assist with monthly project reporting and forecasting updates.
Project Closeout
- Manage specialty partner closeout activities, including documentation, punch list completion, warranties, and financial reconciliation.
- Support project turnover and occupancy milestones.
Qualifications
Required
- 5+ years of construction project management experience.
- Healthcare construction experience required.
- Experience managing subcontractors and project teams.
- Strong understanding of construction contracts, procurement, scheduling, and project controls.
- Ability to effectively communicate with owners, consultants, trade partners, and field teams.
- NYC SST Card required.
- Superintendent Registration required.
Preferred
- Bachelor's Degree in Construction Management, Civil Engineering, Mechanical Engineering, Architecture, or related field.
- Experience working within occupied healthcare facilities.
- Familiarity with infection control protocols and healthcare renovation requirements.
- Knowledge of NYC DOB, FDNY, OSHA, and Local Law 196 requirements.
Compensation & Benefits
- Salary Range: $105,000 – $125,000
