Senior Project Manager – High-End Residential Construction- $150K-160K

The Senior Project Manager is responsible for leading high-end custom home construction and luxury renovation projects from preconstruction through completion. This role requires a strong understanding of luxury residential construction, exceptional attention to detail, and the ability to manage sophisticated clients, architects, designers, subcontractors, and vendors throughout the project lifecycle.

Key Responsibilities:

  • Lead custom residential projects from preconstruction through final completion and client turnover.
  • Manage high-end custom homes, major renovations, additions, and complex residential construction projects.
  • Develop and maintain detailed project schedules, budgets, procurement plans, and construction milestones.
  • Serve as the primary project contact for homeowners, architects, interior designers, consultants, subcontractors, and vendors.
  • Build strong, professional relationships with high-net-worth homeowners while maintaining discretion, responsiveness, and exceptional service.
  • Review architectural drawings, specifications, scopes of work, finish schedules, and construction documents for accuracy and coordination.
  • Coordinate closely with architects, designers, engineers, and trade partners to resolve issues and maintain project momentum.
  • Manage budgets, cost tracking, forecasts, allowances, purchase orders, and change orders.
  • Oversee high-end finishes, specialty materials, millwork, cabinetry, stone, lighting, plumbing fixtures, appliances, and other custom components.
  • Coordinate long-lead materials and specialty trades to ensure timely procurement and installation.
  • Conduct regular jobsite meetings and monitor construction progress, workmanship, scheduling, and quality.
  • Manage subcontractors and vendors to ensure work meets the project's design, quality, schedule, and contractual requirements.
  • Identify potential construction issues early and develop solutions that protect the client's vision, budget, and schedule.
  • Maintain detailed project documentation, including schedules, budgets, selections, change orders, meeting notes, and client communications.
  • Coordinate punch lists, inspections, final details, and project closeout to ensure an exceptional finished product.
  • Work closely with field leadership and site superintendents to maintain high standards of craftsmanship, safety, cleanliness, and professionalism.
  • Provide regular project updates to ownership and senior leadership regarding schedule, budget, risks, and overall project performance.
  • Mentor and develop project coordinators, assistant project managers, and other team members as appropriate.

Qualifications:

  • 7+ years of construction project management experience, with significant experience in high-end custom residential construction and/or luxury renovations.
  • Proven experience managing custom homes and complex renovation projects from preconstruction through completion.
  • Strong knowledge of residential construction methods, architectural drawings, specifications, finishes, and building systems.
  • Experience working with architects, interior designers, homeowners, specialty contractors, and high-end trade partners.
  • Strong financial understanding with experience managing budgets, change orders, cost controls, and project profitability.
  • Exceptional communication, organization, negotiation, and problem-solving skills.
  • Ability to manage multiple projects, priorities, and demanding timelines while maintaining attention to detail.
  • Strong understanding of luxury residential finishes, materials, craftsmanship, and quality expectations.
  • Proficiency with construction project management and scheduling software.
  • Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
