Position Summary:

The Property Accountant is responsible for the day-to-day accounting and financial reporting for a portfolio of commercial and/or residential properties. This role ensures accurate financial records, timely month-end close, and compliance with company policies and accounting standards. The Property Accountant partners closely with property managers, operations teams, and leadership to provide accurate financial information and resolve accounting-related issues.

Key Responsibilities

  • Manage full-cycle accounting for an assigned portfolio of properties.
  • Prepare monthly, quarterly, and annual financial statements and reporting packages.
  • Perform month-end close, including journal entries, accruals, and account reconciliations.
  • Maintain and reconcile general ledger accounts.
  • Review accounts payable and accounts receivable activity.
  • Monitor tenant receivables, cash receipts, and security deposits.
  • Prepare bank reconciliations and analyze cash activity.
  • Review property operating expenses and investigate budget-to-actual variances.
  • Assist with annual property budgets and forecasts.
  • Calculate and reconcile tenant CAM, operating expense, and real estate tax recoveries.
  • Maintain fixed asset schedules and depreciation, as applicable.
  • Support year-end audits and provide schedules and documentation to auditors.
  • Ensure financial records comply with GAAP and internal accounting policies.
  • Work closely with Property Managers to research and resolve accounting discrepancies.
  • Assist with acquisitions, dispositions, and property transitions as needed.

Qualifications

  • Bachelor’s degree in Accounting, Finance, or related field preferred.
  • 2–5+ years of accounting experience; property or real estate accounting experience strongly preferred.
  • Strong understanding of general ledger accounting and month-end close.
  • Experience with CAM reconciliations, tenant accounting, and property-level financial reporting preferred.
  • Proficiency with Microsoft Excel, including PivotTables and VLOOKUP/XLOOKUP.
  • Experience with Yardi, MRI, RealPage, AppFolio, or similar property accounting software is a plus.
  • Strong analytical, organizational, and problem-solving skills.
  • Ability to manage multiple properties and deadlines in a fast-paced environment.
