Location: Las Vegas, NV (on-site, with travel to project sites in Nevada and Arizona)
Compensation: Base salary up to $150,000
Start Date: January 2027
Benefits: Unlimited PTO
About the Opportunity
A growing real estate investment and development firm building high-end luxury custom homes across Nevada and Arizona is seeking a Construction Manager who can independently run several luxury custom home projects from preconstruction through closeout. This is a key leadership role. You will be the owner's representative on every project, holding general contractors and subcontractors accountable for schedule, budget, and quality, and keeping leadership informed with accurate, timely reporting. The right person takes full ownership of their projects, needs little day-to-day oversight, and is ready to grow with a company that is expanding.
Key Responsibilities
Project Leadership & Execution
- Independently manage several luxury custom homes ($2M+ each) at once, from preconstruction through final completion and closeout.
- Serve as the owner's representative, directing and holding accountable the general contractors, subcontractors, vendors, and consultants on each project.
- Make sure every project meets the plans, specifications, design intent, and the quality expected in luxury custom homes.
- Work with architects, engineers, designers, and consultants to resolve design questions, field conflicts, and constructability issues.
- Conduct regular site visits and inspections to check progress, workmanship, safety, and contract compliance.
Budget & Cost Control
- Build, maintain, and update detailed budgets for each project, and keep them current throughout construction.
- Review and approve contractor pay applications, invoices, and change orders against contracts and completed work.
- Track committed costs, forecasts, contingency, and variances. Spot and report financial risks before they become problems.
- Find opportunities to save money and protect the company's investment on every project.
Schedule Management
- Set, monitor, and enforce project schedules with GCs and subcontractors, and hold them accountable for milestones.
- Identify schedule risks early, including long-lead materials, inspections, permitting, and trade coordination, and put recovery plans in place.
- Coordinate material procurement, selections, and deliveries to keep projects on track.
Reporting & Communication
- Deliver consistent, accurate weekly and monthly reports on schedule, budget, cost-to-complete, risks, and open issues for every project.
- Track performance against company KPIs and report progress clearly to leadership.
- Run regular project meetings with contractors and consultants, and document decisions, action items, and follow-up.
- Maintain complete project records, including contracts, change orders, RFIs, submittals, permits, inspections, and closeout documents.
Quality, Compliance & Closeout
- Ensure work meets building codes, permit requirements, and local jurisdiction standards in Nevada and Arizona.
- Manage punch lists, final inspections, certificates of occupancy, warranty documents, and the handover to the owner.
- Promote a jobsite culture of accountability, safety, and craftsmanship.
Qualifications
- 10+ years of construction management experience, with at least 5 years managing high-end or luxury custom residential projects.
- Proven track record managing several $2M+ custom homes at the same time from start to finish.
- Strong experience holding general contractors and subcontractors accountable, preferably from an owner, developer, or owner's representative role.
- Expert in construction budgeting, cost tracking, forecasting, and change order management.
- Strong scheduling skills, including tracking critical milestones and long-lead materials.
- Disciplined, consistent reporting habits, with the ability to give leadership clear, accurate project updates without being asked.
- Thorough knowledge of residential construction methods, high-end finishes, building codes, and permitting.
- Proficient in construction management and scheduling software (such as Procore, Buildertrend, CoConstruct, or Microsoft Project) and Microsoft Excel.
- Excellent written and verbal communication skills, with a professional, polished approach to owners, designers, and consultants.
- Self-directed, organized, and accountable, with a strong sense of ownership and urgency.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred. Equivalent experience will be considered.
- Valid driver's license and the ability to travel to project sites in Nevada and Arizona.
Preferred Experience
- Experience in the Las Vegas and/or Phoenix-Scottsdale luxury residential markets.
- Familiarity with Nevada and Arizona building codes, permitting, and inspections.
- Commercial construction experience, or interest in supporting future commercial projects.
- Experience with a growing builder or developer that was moving into higher-end projects.
Why Join Us
- Lead a portfolio of luxury custom homes with real ownership and authority.
- Grow with a company expanding into new states and commercial construction.
- Competitive base salary up to $150K and unlimited PTO.
- A visible leadership role with direct impact on the company's growth and reputation.
