Position Summary:
The Property Accountant is responsible for the day-to-day accounting and financial reporting for a portfolio of commercial and/or residential properties. This role ensures accurate financial records, timely month-end close, and compliance with company policies and accounting standards. The Property Accountant partners closely with property managers, operations teams, and leadership to provide accurate financial information and resolve accounting-related issues.
Key Responsibilities
- Manage full-cycle accounting for an assigned portfolio of properties.
- Prepare monthly, quarterly, and annual financial statements and reporting packages.
- Perform month-end close, including journal entries, accruals, and account reconciliations.
- Maintain and reconcile general ledger accounts.
- Review accounts payable and accounts receivable activity.
- Monitor tenant receivables, cash receipts, and security deposits.
- Prepare bank reconciliations and analyze cash activity.
- Review property operating expenses and investigate budget-to-actual variances.
- Assist with annual property budgets and forecasts.
- Calculate and reconcile tenant CAM, operating expense, and real estate tax recoveries.
- Maintain fixed asset schedules and depreciation, as applicable.
- Support year-end audits and provide schedules and documentation to auditors.
- Ensure financial records comply with GAAP and internal accounting policies.
- Work closely with Property Managers to research and resolve accounting discrepancies.
- Assist with acquisitions, dispositions, and property transitions as needed.
Qualifications
- Bachelor’s degree in Accounting, Finance, or related field preferred.
- 2–5+ years of accounting experience; property or real estate accounting experience strongly preferred.
- Strong understanding of general ledger accounting and month-end close.
- Experience with CAM reconciliations, tenant accounting, and property-level financial reporting preferred.
- Proficiency with Microsoft Excel, including PivotTables and VLOOKUP/XLOOKUP.
- Experience with Yardi, MRI, RealPage, AppFolio, or similar property accounting software is a plus.
- Strong analytical, organizational, and problem-solving skills.
- Ability to manage multiple properties and deadlines in a fast-paced environment.
