JOB TITLE: Builder/New Construction Closing Paralegal
SUMMARY
The Builder/New Construction Closing Paralegal is responsible for managing residential new construction real estate closings from receipt of the file through funding and disbursement. This position works closely with builders, lenders, sales agents, buyers, attorneys, and internal team members to ensure closings are accurate, timely, and provide an exceptional client experience.
Because builder transactions often involve high volume, strict deadlines, and ongoing relationships with builders, this position requires excellent organization, attention to detail, proactive communication, and the ability to manage multiple priorities while maintaining a high level of customer service.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· Review assigned files to ensure all required documents, approvals, and closing requirements have been received before closing.
· Prepare and review settlement statements, closing disclosures, closing packages, affidavits, and all other documents necessary for closing.
· Coordinate with lenders to satisfy funding requirements and ensure timely receipt of loan documents and funding authorization.
· Communicate with builders, sales counselors, lenders, real estate agents, buyers, attorneys, and internal departments regarding closing requirements, scheduling, and status updates.
· Verify all information entered into SoftPro, including legal descriptions, parties, property information, lender information, and builder documentation.
· Calculate and reconcile closing figures to ensure accuracy before closing.
· Conduct real estate closings in accordance with firm procedures, lender requirements, underwriter guidelines, and applicable laws.
· Prepare disbursements, escrow accounting, deposits, and balancing of each closing file.
· Coordinate timely funding and post-closing disbursements.
· Assist with the preparation and issuance of owner and lender title policies.
· Identify and resolve issues that may delay closing by communicating proactively with all parties.
· Maintain builder-specific procedures and closing requirements while meeting contractual closing deadlines.
· Manage a high-volume closing pipeline while maintaining accuracy and exceptional customer service.
· Respond promptly to emails, phone calls, and requests from clients and team members.
· Support attorneys and other members of the Residential New Construction Division as needed.
· Perform additional duties as assigned.
KNOWLEDGE, SKILLS & ABILITIES
· Two or more years of residential real estate closing experience preferred; builder or new construction experience strongly preferred.
· Experience preparing and conducting residential real estate closings.
· Strong understanding of settlement statements, lender requirements, escrow accounting, title commitments, and title policies.
· Experience using SoftPro or similar closing software preferred.
· Ability to organize and prioritize a large volume of files while consistently meeting deadlines.
· Excellent written and verbal communication skills.
· Strong attention to detail with the ability to identify discrepancies before closing.
· Ability to build and maintain positive working relationships with builders, lenders, agents, buyers, and coworkers.
· Strong problem-solving skills and the ability to work independently while recognizing when issues should be escalated.
· Proficiency with Microsoft Outlook, Word, Excel, and Adobe Acrobat.

Normal office environment with occasional overtime as needed to meet business demands and scheduled closings.
