A well-recognized DC-based restaurant group is seeking a talented Restaurant Facilities Manager. We are in need of a seasoned professional to maintain our extensive portfolio of restaurants in the greater DC market. The ideal candidate will possess an expanded multi-unit restaurant or hotel background in facility maintenance.

Restaurant Facilities Manager Qualifications:

  • Extensive knowledge of project management and restaurant facilities maintenance. Thorough understanding of restaurant operations and equipment
  • Excellent interpersonal skills requiring the ability to resolve conflicting interests with the goal of obtaining cooperation. Must communicate effectively with operations and vendors
  • Skilled in contract administration, project, time management and budgeting. Ability to read and understand architectural plans, construction and other documents, perform detailed work and multi-task
  • Demonstrate good judgment, able to define problems, collect data, establish facts and draw valid conclusions using sound decision-making skills
  • Ability to effectively solve practical problems and deal with a variety of changing situations under stress while exhibiting time management capabilities
  • Through understanding of restaurant operations and equipment.
  • Excellent verbal and written communication skills with a professional and positive customer service orientation
  • Knowledge to perform basic math skills, work with numbers and math concepts; and apply mathematical operations to such tasks as structural analysis of building systems
  • Strong computer skills including Microsoft Office products, Internet and specific spreadsheet preparation
  • Local travel required to company locations and corporate headquarters in and around Washington, DC
  • Job duties require ability to work on-call status due to the operational hours of the locations and nature of repairs/projects
  • Ability to work remotely when not in the field/office

Restaurant Facilities Manager Responsibilities:

  • Organize and schedule all preventive maintenance (PM) vendors’ work for all restaurants.
  • Coordinating preventive maintenance for grease traps, hoods, HVAC/Refrigeration, Pest Control, Ansul/Fire Extinguishers and Elevator Inspections
  • Follow up with vendor for proof of completion (photos, etc.)
  • Review and approve/reject all facilities related invoices/charges before payment.
  • Ensure invoices for PM work are received are processed in a timely manner and accrued in the period in which the work occurs
  • Attend next cleaning/PM after your start date for each restaurant with each PM vendor
  • Conduct surprise inspections of vendor PM work for each vendor at least once annually 
  • Communicate PM info to operations teams via calendar invites and email.
  • Manage Kastle system for company and coordinate access through Kastle door codes for vendors and employees.  
  • Lead bi-weekly R&M calls with Regional Directors of Operations
  • Liaise between vendors and restaurants as needed.
  • Assist with coordinating repairs for all restaurants.
  • Repair all kitchen equipment and any other items you are certified and trained for
  • Move R&M goals forward with a constant focus and follow up with GM and/or restaurant R&M manager as well as Regional Directors of Operations/Director of Culinary Operations.
  • Be mindful of R&M budgets and how we allocate resources for non-emergency items.
  • Ensure the most practical, cost-effective solutions are pursued at all times.
  • Establish relationships with vendors to ensure top of mind consideration.
  • Avoid overtime charges whenever possible.
  • Work towards creating and managing internal R&M/Handyman team as KNEAD grows
  • Travel to designated location to inspect and visit properties each quarter. Submit written score, report and findings and follow up with operational leadership. Work with vendors and operations to resolve facility issues.
  • Routinely communicate with operations and respond to calls from the field regarding repair and maintenance issues including troubleshooting a wide range of challenges from kitchen equipment breakdowns to plumbing and roofing. Assist operations with warranty issues and ensure new restaurant warranties are being utilized to their maximum allowable
  • Evaluates effectiveness of vendors and compliance of service programs including repair, preventative maintenance, hood cleaning, fire suppression, security and fire alarm, and other facility focus areas. Ensure qualified vendors in all areas.
  • Manage coordination and completion of repair & maintenance with respect to capital projects, including develop scope of work, review capital appropriations for accuracy, obtain and analyze bids, select appropriate contractors and vendors within established guidelines, and supervision of projects. Verify budgets and time schedules are met.
  • Maintain effective communication with restaurant managers and Operations regarding status of current projects. Prepare written communications with various contractors, vendors, and corporate departments on maintenance and capital construction issues.
  • Track all capital spending. Review, analyze, evaluate, and prepare reports on maintenance and capital costs measuring budget and timeline compliance.
  • Maintain and update shared file on shared drives with current pictures of each restaurant (to include frames of roof, exterior, interior, and equipment) for access by the appropriate parties. Maintain both electronic and paper files on units.
